Condo Watch vs Home Watch: What Is the Difference?

Naples and Marco Island are home to thousands of seasonal residents — and they live in a wide variety of properties. Some own single-family homes in communities like Port Royal or Fiddler's Creek. Others own condominiums in high-rise towers along the Gulf or in waterfront buildings on Marco Island.

Both types of properties need professional monitoring while their owners are away. But the risks are different, the inspection focus is different, and the service looks different.

What Is Home Watch?

Home watch is a professional inspection service for single-family homes, villas, and townhomes. A certified home watch professional visits your property on a scheduled basis and conducts a thorough visual inspection of the interior and exterior. For single-family homes, the inspection scope is broad because the homeowner is responsible for the entire property — the roof, the exterior, the landscaping, the pool, the driveway, and everything inside.

What Is Condo Watch?

Condo watch is a specialized inspection service for condominium units. In a condominium, the building's exterior, roof, common areas, and structural elements are the responsibility of the HOA or condo association. The unit owner is responsible for the interior of their unit, including the HVAC system, plumbing fixtures, appliances, flooring, and personal belongings.

A condo watch inspection focuses on the interior of the unit and any areas that are the owner's responsibility — including the balcony or lanai.

Key Differences in Inspection Focus

Home Watch: Full Property Coverage

A home watch inspection covers the full exterior (roof, gutters, walls, windows, doors, garage, driveway, landscaping, pool) and full interior (HVAC, all rooms, kitchen, bathrooms, water heater, laundry room, attic access, garage interior).

Condo Watch: Unit-Focused Inspection

A condo watch inspection covers the interior unit (HVAC, humidity levels, all rooms, kitchen, bathrooms, water heater if applicable, washer/dryer connections, windows and sliding glass doors) and the balcony/lanai (surface condition, drainage, outdoor furniture, signs of water intrusion around sliding doors).

Unique Risks for Condo Owners

Water damage from neighboring units. A leak in the unit above yours can cause significant damage to your ceiling, walls, and flooring. A condo watch inspector checks your ceilings for any signs of water intrusion from above.

HOA and building management coordination. When an issue is found in your unit that may involve building systems or common areas, your condo watch provider can coordinate with building management on your behalf.

Balcony drainage. Clogged balcony drains are a common problem in Florida high-rises. When a drain backs up during a heavy rain, water can enter the unit through the sliding door threshold — causing significant interior damage.

What Both Services Have in Common

  • Regular, documented inspections by a trained professional
  • Photo reports delivered to you after every visit
  • Immediate notification when an issue is found
  • Vendor coordination — your home watch provider can arrange for licensed contractors to address issues
  • Peace of mind knowing your property is being monitored
